Having recently built a facility for NZ Post in Gisborne, NZCCL was aware the company was looking for new premises in Tauranga also. So when Bevan was approached to build a warehouse for Aerocool Developments in Tauriko, he was able to facilitate a tenancy arrangement that suited both Aerocool and NZ Post’s needs.

The 7822m² building was designed with NZ Post’s requirements in mind as a regional mail sorting and parcel distribution centre. However, it’s also generic enough to be a suitable base for any freight forwarding company, so is a future-proofed asset for the landlord as well.

Due to the size of the building, the main challenge was how to avoid the cost of installing fire prevention sprinklers – something that would normally be required, but could cause a lot of damage in a mail sorting centre. NZCCL was able to design two separate buildings (thereby eliminating the need for sprinklers) by creating a full-height concrete tilt panel to separate the covered truck drive-through from the main warehouse area. Fire shutters were used for roller doors to separate the two areas, and smoke modelling was undertaken with a fire engineer to prove the concept worked. Not having to install sprinklers saved Aerocool Developments a significant amount of money.

A light-filled office space and staffroom facilities were constructed next to the main warehouse, and extensive landscaping by NZCCL across the 12,594m² site creates a welcoming, professional, modern working environment. The total project cost was $8,085,000 million which included an $800,000 internal fit-out for NZ Post which NZCCL also took care of.

Aerocool Developments Director John Anderson gave NZCCL full reign on the design, and refers to Bevan as ‘Mr ATD – Attention To Detail’. Lacquered interior doors, full height tiled bathrooms and aluminum skirtings are examples of the smallest details that can make a huge difference to the end result.

Happy with the quality and cost of the project, John subsequently signed NZCCL up to construct two further commercial buildings, further strengthening their relationship and business ties.
