Sometimes projects are personal, and NZCCL owner Bevan Wood jumped at the chance to design exactly what he wanted when he invested in a commercial site in Tauriko in 2021.

Bevan co-owns the land with two others including industrial and retail broker, Rachel Emerson of Colliers, who spent 10 years working for the developer of Tauriko Business Estate. As a former Chairperson of the Tauranga branch of the Property Council of New Zealand and current Urban Task Force board member, Rachel knew NZCCL was the right builder for the job.

“Bevan is a joy to work with,” Rachel says. “Aside from being very good at what he does, he’s a genuinely nice guy and goes out of his way to do a quality job.”

“He’s also a great communicator. There are no surprises when you’re working with Bevan. You know upfront what things are going to cost. Because of his skill as a quantity surveyor, he knows what things are going to cost and can design things as efficiently as possible. So he does that value engineering up front, saving the shock of an unviable project once it’s too late!”

The $4.609 million build is a long-term investment and Bevan took the opportunity to design a 2255m² warehouse and office space that features details he was personally drawn to. The metal geometric panels attached to the exterior of the office was an idea he spotted in a magazine. While the pressed wood fibre hera ceiling tiles with negative detail, and polished black oxide concrete floors, create a genuine ‘wow’ factor that you don’t usually find in commercial interior spaces.

The high stud warehouse includes a 12.5 tonne gantry crane and has thicker walls and foundations than you’d typically find in an industrial building. This future-proofing measure ensures the building is 2.5 times stiffer under seismic load and able to better withstand any major earthquakes. Bevan also designed a 377m² covered canopy that runs almost the full length of the warehouse to provide weather proofing and additional space to store materials.

It took just seven months to construct the building from concrete tilt panels, aluminum and metal wall cladding. It’s designed to essentially be bullet-proof and very low maintenance. NZCCL also undertook extensive landscaping and is proud to show this facility off to prospective new clients as an example of what they can deliver.

The building is currently leased to portable building manufacturer, Modcom, who have since engaged NZCCL to build another, larger, premise for them in 2024.

Rachel says she’s extremely proud to now own a long-term investment and have such a great tenant in the building. “They were just as happy as we are to have a facility that is designed and built so well.”

Future-proofing at its best. Firstly, it’s a cafe, with party rooms easily converted to office space. Secondly, it’s a warehouse. Warehouse? Let’s not deprive this building of the scope for possibilities.
